25 7 11 150x150 What is Gantt ChartThe chart is named after Henry Laurence Gantt, who refined the concept of using a bar chart to control steps relevant to the process of shipbuilding.

The Gantt chart is a type of bar chart that is helpful in laying out the tasks associated with a given project. When executed properly, the Gantt chart helps to ensure that the project schedule is maintained at a reasonable pace, and that the individual tasks that make up the work breakdown schedule logically progress in a manner that moves the project closer to completion. A Gantt chart can be used for just about any type of project, from laying out a marketing strategy or planning a building project.
The chart is named after Henry Laurence Gantt, who refined the concept of using a bar chart to control steps relevant to the process of shipbuilding. During the 20th century, the essentials of his process chart were applied to projects that had nothing to do with the building of ships. Today, the Gantt chart is used to establish a precedence network that determines the priority level of each task associated with the project. At the same time, the chart also evaluates the dependency relationships of each of the tasks. Together, these two aspects of the Gantt chart make it possible arrange and project the completion time of various tasks in a manner that shows a logical progression toward the successful completion of the project.

Why project scheduling is the art? If it were a science then every project would be delivered on time

In truth, the art of scheduling is based on experience and the more experience you have, the more accurate your schedule will be. However, you can still produce an accurate schedule by following some simple rules.

Rule 1: Never give off-the-cuff or unconsidered responses, i.e. don’t commit to something you can’t deliver
Scheduling is one part prediction and one part expectation management. If you are pressured into picking a date “on-the-fly” at a random meeting you can bet that the date will not only be wrong, it will come back to haunt you. A considered response when you have had time to evaluate all the factors is much better. A date picked out of the air is good to no-one, least of all yourself.

Hazard insurance, also called homeowner’s or property insurance, provides coverage for specific natural hazards, such as fire, wind, earthquakes and vandalism. Many homeowners purchase a ‘comprehensive’ form of insurance first, which may cover almost all possible damages, but then seek additional hazard insurance for specific dangers. Those who live in flood plains may buy hazard insurance for water damage, for example, while homeowners in California may add earthquake insurance.

Since there may be a definable difference between ‘homeowner’s insurance’ and ‘hazard insurance’, it pays to ask the insurance broker about coverage before agreeing to the contract. Some comprehensive policies already provide coverage for certain hazards, so additional hazard insurance may not be strictly necessary. Others may not fully cover hazards specific to the area, such as damage caused by a breeched dam or vandalism during construction. Truly comprehensive home insurance should cover both liability and physical damages. Hazard insurance is usually geared towards physical property damage, rather than owner liability for accidents on the premises.

Construction and development loans are loan options that are made available to businesses when there is a need to construct a commercial property, but there will not be any income generated until after the property is completed and capable of production or retail activity that will generate revenue. It is possible to apply for loans of this type from many banks and other lending institutions. The duration of the loan may range anywhere from a few months to several years, depending on amount of time required to complete the construction and allow the business to begin selling goods and services as a source of income.

The use of a C&D, or construction and development, loans is often an excellent choice for newly formed business ventures. The delay in beginning the process of repaying the loan allows the business a chance to establish a physical presence and begin the process of offering goods and services for sale. Many construction and development loans contain a clause that allows the debtor to have a short grace period after the anticipated completion date of the physical facility. This grace period can help account for any short delays in the construction process, as well as allow the debtor to open the facility and have time to begin accumulating sales that in turn create revenue that can be used to pay off the loan.

Shotcrete

24 7 32 150x150 ShotcreteAs a structural material, most people are familiar with concrete. However, not everyone is familiar with the form of concrete known as shotcrete. Here is some background on shotcrete, including how it is used in building projects today.

Essentially, shotcrete is projected concrete. Originally devised in the early 20th century, shotcrete was created as a means of using concrete to fill out molds. The concrete itself was a dry mix that was blown directly into the mold using compressed air.
As the concrete was released, the dry mix was moistened, allowing it to settle and set in the mold. The inventor of this method, Carl Akeley, received a patent in 1911 for both the concrete gun he developed, as well as the material that was produced, which he dubbed gunite.

Other applications for shotcrete were immediately obvious. Because the shotcrete could be applied to a horizontal or a vertical facing, the shot concrete could easily be applied to the sides of buildings, the shotcrete could be used as a patch and as a filler where cracks may have appeared in walls or in foundations. The method also hastened the construction of walkways in many front yards and backyard gardens as well, since shotcrete could be laid out in a fraction of the time it took to mix and apply concrete by hand.

Listers must decide if the building is to be measured from sidewalk level or below, whether or not TV towers or masts are included, and whether an antenna, flagpole, or spire should count. A building is considered to differ from a tower in its primary use, being designed for residential, business, manufacturing, or mixed use, whereas a tower is not.

The Council on Tall Buildings and Urban Habitat, formerly the Joint Committee on Tall Buildings in conjunction with Emporis Buildings, is the authoritative source for information about the tallest buildings in the world, and their list of the tallest buildings, drawn from an extensive database, is based on the height of the building to the structural or architectural top, which includes spires and pinnacles, but does not include antennas, masts, or flagpoles. Prior to 9/11, the twin towers of the World Trade Center in New York City, New York were ranked fifth – 1,368 ft (417 m) – and sixth – 1,362 ft (415 m) – on the list of the tallest buildings in the world.
